Terms and conditions

1. Reservation
Reservations are binding for both parties.
Each reservation request will be confirmed by Carla’s Casa, the landlord, by means of a rental contract. Upon receipt of the rental contract, you are required to pay 30% of the rental amount within 7 days. Your reservation is only final once we have received your deposit. The remaining rental amount must be paid into our bank account no later than 6 weeks before the start of the rental period. For short-term reservations, you must pay the full rental amount in one instalment. We reserve the right to cancel the reservation if payment is not made on time. Upon arrival, you must hand over the signed contract to the employee.

When you complete your booking, you automatically agree that you have read and understood the terms and conditions and that you agree to the content of these terms and conditions.

2. Cancellation by the tenant
Cancellation by the tenant is possible within 8 days of the booking date.
For cancellations after 8 days and up to 6 weeks before the start of the rental period, 30% of the rental amount will be charged.
For cancellations between 6 and 4 weeks before the start of the rental period, 50% of the rental amount will be charged.

For cancellations between 4 and 2 weeks before the start of the rental period, 70% of the rental amount will be charged.

For cancellations after 2 weeks before the start of the rental period, 90% of the rental amount will be charged.
All cancellations must be made by email.

2.1 Cancellation by Carla’s Casa (landlord)
If, in any situation, the landlord insists on cancelling a booking for a rented holiday home, this will be reported immediately and an alternative will be offered where possible. If the alternative is not accepted, the landlord will immediately refund the tenant for any payments already made. The tenant then waives all rights other than the refund of the costs paid.

3. Liability
The landlord acts solely as an intermediary between the owner of the holiday home and the tenant and cannot therefore be held liable by the tenant in the event of an accident/injury/damage and/or additional costs incurred during the rental period. The landlord reserves the right to refuse guests or cancel reservations if there is a valid reason for doing so. In any case, the landlord’s liability cannot exceed the amount of rent paid by the tenant.

4. Deposit
You are required to pay a deposit in advance, which will be refunded to your bank account within 10 working days after your departure (your last day of rental). If damage or breakage is found after your stay, the costs for repair will be deducted from your deposit. The amount of the deposit is stated in your rental contract.

For groups of young people, the usual deposit is increased by €100 per person.

5. Damage
During your stay in the holiday home, you and/or your travel companions, as tenants, are fully responsible for the rented holiday home. Any damage caused must be compensated to the landlord on the spot. The landlord is not responsible for loss, theft, damage or injury caused directly or indirectly by you. Nor can the landlord be held liable for damage caused by natural disasters, acts of violence, strikes and the like.

6. Age restriction
Various accommodations are not available to young people or groups of young people. If, upon arrival, it appears that a group of people with an average age of less than 25 has made a reservation, they will be denied access and no refund will be given.

7. Arrival and departure
Your holiday home will be available between 4 p.m. and 10 p.m. on the first day of your rental period. Upon arrival, you must present your passport or identity card for identification purposes.

The cost for arrival after 10 p.m. (with prior notification) is €50. The holiday home must be vacated by 10 a.m. on the day of departure. Departure after 10 a.m. is subject to consultation.

When leaving (checking out) the accommodation, the tenant must ensure that household waste is disposed of in the appropriate containers. Crockery, cutlery and kitchen utensils must be left clean in their designated place.
The barbecue/fire pit must be left clean and empty.
The garden and terrace must be free of rubbish and cigarette butts.
The garden furniture must be returned to the places where it was used on the first day of the rental period.

Additional cleaning costs may be charged if the owner or landlord finds the property unclean. The additional costs will be deducted from the deposit.

8. Request
Between 10 p.m. and 7 a.m., we request that you refrain from making noise/playing music that disturbs the local residents’ sleep. In the event of established nuisance caused by the tenant, the landlord has the right and authority to terminate the rental agreement immediately without any refund of the rental amount paid or the deposit.

9. Pets
Pets are not allowed everywhere. Information about this can be found in the description of the holiday home.

10. Bed linen
Bed linen can be rented if it is not provided with the holiday home. Please indicate when making your reservation if you wish to use this service. It is not permitted to sleep in the beds without bed linen.

11. Number of persons
The number of persons stated in the description of the holiday home is the maximum number permitted. Occupancy by more persons than indicated in the reservation is not permitted. Pitching a tent, caravan or camper van is also not permitted. Violation of these rules will result in the rental agreement being considered legally dissolved and access to the holiday home being refused, without the tenant being entitled to a refund of the rent paid.

12. Events and gatherings with guests
The holiday home is intended for you and your travel companions. It is not permitted to organise gatherings, events, or parties in our holiday homes! If you do not comply with this, we will immediately terminate the rental agreement. Any additional costs will be charged.

13. Inconvenience
It is possible that road works may be carried out in front of your holiday home or in the immediate vicinity during your stay. We understand that this may cause you inconvenience. The landlord cannot be held liable for such inconveniences, as we have no influence over them. It is also possible that the water or electricity supply may be temporarily disrupted during your stay. The landlord cannot be held responsible for this either.

14. Complaints
If you have a complaint upon arrival or during your stay, please contact us. The tenant must report a complaint to the landlord within 24 hours of discovery. The landlord will do his utmost to resolve the complaint immediately on site.
In the event of early departure or independent relocation to another accommodation, the landlord is no longer obliged to pay compensation. The landlord cannot be held liable for loss or damage caused by actions, negligence or omissions on the part of our contractual partners.

15. Tourist tax
The tourist tax applies to both foreign tourists and Spaniards holidaying in Catalonia. Please note that the tourist tax must be paid in cash upon arrival at the holiday home.

Apartments and holiday homes cost €2 per person/per night. Prices are always per person per night for persons aged 16 and over. A maximum of 7 nights will be charged, so never more.

16. Changes to the terms and conditions
The landlord reserves the right to change these terms and conditions at any time without prior notice, and you agree that your use of this site is subject to the terms and conditions applicable at that time.
